Real Originate's numbers: what's published, what participants report, and the gap between them

The per-loan rate, Level Up tiers, stock awards and client credit you hear about with Real Originate, each tagged with its source, next to what Real actually publishes.

Disclosure. I'm an agent at Real. If you join and name me as your sponsor, I get paid. Weigh what follows with that in mind.

If you’ve watched a video about Real Originate, you’ve seen a number: half a percent of the loan. Maybe a tier table under it. Maybe a stock award.

Here’s the problem I ran into when I started writing this up. I can’t find any of those numbers on a page with Real’s name on it. Not on the help center, not on One Real Mortgage’s program page, not on the application. What Real publishes is a structure and a sentence about compensation. What participants publish is the rates.

So this article does the only honest thing I know how to do with that. It lays out both, side by side, with a label on every figure saying which pile it came from. Then it adds the numbers Real does publish about this business, which are the ones nobody quotes.

What Real and One Real Mortgage publish

Three documents, and this is everything in them that touches money.

The help center. Real Originate lets “select full-time real estate agents” become part-time W-2 employees of One Real Mortgage as loan officers, paired with an internal loan officer on each file. On pay, one sentence:

Compensation is based solely on work performed on each loan and is governed by the applicable loan originator compensation agreement.

No percentage. No per-loan figure. No tiers.

The program page. One Real Mortgage’s own Real Originate page, dated October 9, 2026, has four steps and the same compensation language: once a loan closes, “you’ll earn your permitted loan origination compensation.” It carries a line worth reading twice: the program “is not available in all states.” It also says eligibility is open to “all licensed real estate agents in states where One Real Mortgage Corp. operates,” and the Q3 2026 earnings call added that it’s open to agents from any brokerage, not only Real.

The application. The form at onereal.link/originate is where the first hard numbers appear, and they’re requirements, not pay: participants “must complete at least six buy-side transactions annually” and meet “a minimum production requirement of six funded loans per year.” The form also asks how many buy-side deals you close a year, with “6 or fewer” as the bottom bracket.

That’s the published pile. Structure, eligibility, a production floor, and a pointer to an agreement you see after you’re accepted.

What participants report

The most detailed public account is from Malcolm Lawson, an agent who went through the program and writes about it. His figures, updated November 6, 2026, and I want to be precise about this: these come from him, not from Real.

Item Reported figure Where it comes from
Originating agent’s pay 0.5% of the loan amount Participant account
Internal loan officer partner’s pay 0.75% of the loan amount Participant account
Level Up, Tier 1 12 basis points (0.12%) of loans by agents you sponsor Participant account
Level Up, Tiers 2 to 5 8, 3, 2 and 1.5 basis points Participant account
Unlocking Tiers 2 to 5 5, 10, 15 and 20 producing originators in your first tier Participant account (his own calculator page lists 15 for Tier 3, so even this source disagrees with itself)
Client closing-cost credit $1,500 when the buyer uses a Real agent and One Real Mortgage, “may change” Participant account
Lenders shopped 24 (his Originate page) or “over 20” (his loan officer page) Participant account
Clear to close “as little as 14 days” Participant account

A basis point is one hundredth of a percent, so 12 basis points on a $400,000 loan is $480. Half a percent on that same loan is $2,000. That is arithmetic on a reported rate, not a statement of what anyone earns, and the rate itself is the thing to confirm before you spend money on a license.

Two things about that table. First, these numbers may well be accurate. They’re specific, they’ve been stable across his posts, and they’re consistent with how One Real Mortgage describes paying its full-time loan officers in a tiered, mentorship-weighted way. Second, accuracy isn’t the point. The point is that the only place a figure like 0.5% can bind anyone is the compensation agreement, and you haven’t seen it yet. Ask for it before the course fees.

The stock awards: published, but for whom?

This is where the two piles overlap, and the overlap is instructive.

On April 3, 2025, One Real Mortgage announced a stock program for its loan officers, reported by National Mortgage Professional. The terms:

  • $15,000 in restricted share units on reaching $20 million in annual production
  • $500 in restricted share units for each new loan officer recruited, if the recruit closes a transaction within 90 days
  • Three-year vesting, settled in shares of The Real Brokerage Inc.

Those are the exact figures participants quote for Real Originate. But read the announcement: the program is described for One Real Mortgage’s loan officers, and Real Originate is mentioned separately, as a way for “licensed loan originator agents” to earn compensation on mortgage transactions. Whether an Originate agent, who is a part-time W-2 loan officer of the same company, is in the stock program on the same terms is a reasonable inference. It is not something either company has published. Real’s main stock page for agents lists six programs and none of them is this one.

If someone tells you Originate agents get the $15,000 award, ask them to show you where it’s written for Originate agents. $20 million in annual loan volume is also a lot of mortgages. At $400,000 a loan that’s 50 closings in a year through one program, which is a full-time loan officer’s year, not a side income.

The numbers Real actually publishes about this business

Here’s the pile nobody quotes, because it’s in the quarterly filings rather than the recruiting videos. It’s the most useful context you’ll get.

Loan originators at One Real Mortgage, and how many are Real Originate agents

As disclosed in Real's quarterly results. Counts are as of the release dates.

Real Originate agents are now about four in five of One Real Mortgage’s originators, and the count more than doubled in ten months. That’s the growth story, and it’s real.

Now the other half.

One Real Mortgage revenue 2025 2026 Change
Second quarter (April to June) $1.7 million $1.9 million up 10%
Third quarter (July to September) $1.757 million $1.508 million down 14%

Those are the whole mortgage company’s revenues, not Originate’s, and they’re small next to Real’s $727.9 million of total revenue in the third quarter. On the November 5, 2026 call, management said the mortgage attach rate, the share of Real’s own transactions that finance through One Real Mortgage, is “less than 1%.” The CEO added that “a lot of agents” are in the pipeline getting licensed and that the company expects that to translate into revenue “quite soon.”

Put those together and you get the honest shape of the program in late 2026: a fast-growing roster of licensed agents, a mortgage business that has so far converted a very small share of Real’s own closings, and a company telling investors the roster will turn into volume. If you’re deciding whether to join, that’s the bet you’d be making alongside them.

Why Real won’t just publish the rate

I don’t know, and I’m not going to guess at motive. But there’s a regulatory reason it’s harder than it looks.

Under Regulation Z, nobody may pay a loan originator compensation that is “based on a term of a transaction,” and a real estate broker who is paid by a creditor or loan originator for a particular loan becomes a loan originator under the rule. That’s why the structure is W-2 employment with a compensation agreement, and why the public language is “permitted” compensation for “work performed.” A headline rate on a website is a marketing claim; a compensation agreement is a regulated document. The agreement is where the number lives.

What to do with this

  1. Treat the 0.5% figure and the tiers as a participant’s report until you’ve read the compensation agreement. Ask for it when One Real Mortgage calls you back, before you pay for a course.
  2. Ask, in writing, whether Real Originate agents are in the loan officer stock program, and on what terms.
  3. Check your state against One Real Mortgage’s license page before anything else. The program isn’t available everywhere, and the list matters more than any rate.
  4. Run your own buyer count. The application’s floor is six buy-side deals and six funded loans a year. If your last twelve months wouldn’t clear that, the rest is moot.

The step-by-step on licensing, with what it costs and how long it takes, is in how to get licensed for Real Originate. The rules you’d be operating under, including the four states that prohibit the dual role outright, are in Real Originate and the rules.

Questions people ask me

Does Real publish what Real Originate pays? No. Real’s help center and One Real Mortgage’s program page say compensation is governed by the loan originator compensation agreement and paid on work performed on each loan. No rate appears on either.

Where does the 0.5% figure come from? From participants, chiefly Malcolm Lawson’s account updated November 6, 2026. It is not on any Real or One Real Mortgage page I can find. Confirm it in the compensation agreement.

Is there a production minimum for Real Originate? Yes. The application states at least six buy-side transactions a year and a minimum of six funded loans a year as a licensed originator.

Do Real Originate agents get the $15,000 stock award? One Real Mortgage announced that award for its loan officers on April 3, 2025, at $20 million of annual production. Whether Originate agents are in it on the same terms has not been published. Ask in writing.

How big is One Real Mortgage? 169 loan originators in August 2026, 137 of them Real Originate agents, per Real’s second quarter 2026 results. Third quarter 2026 revenue was $1.508 million, and management puts the attach rate below 1%.
