Real Broker, explained: the whole model in one page (2026)
What Real is, what it costs, how reZEN and Leo work, how stock and revenue share are paid, what Real Originate is, and who it's wrong for. Every figure sourced.
Disclosure. I'm an agent at Real. If you join and name me as your sponsor, I get paid. Weigh what follows with that in mind.
This is the page I wish had existed when I was deciding. Everything about Real in one place, short, with a link to the longer version of each piece and the source for every number. I’m a team leader here and I’m paid if you join under me, so check the sources rather than take my word.
What Real is
Real Broker is a cloud brokerage: licensed in all fifty states, D.C. and Canada, with no offices, a state broker in each state, and a single back-office platform called reZEN that every agent runs every transaction through. It’s part of a public company, Real REMAX Group Inc. (Nasdaq: REAX), which was The Real Brokerage Inc. until it bought RE/MAX in a deal that closed August 25, 2026.
Real’s own Q3 2026 results, published November 5, 2026: 36,610 Real agents, up 21% in a year; 62,738 transaction sides closed in the quarter, up 17%; $727.9 million in revenue, up 28%. Those are company figures. They say nothing about what any agent earns.
Real’s agents are independent contractors on a published fee schedule that’s the same in every state. The brokerage makes its money from the split on commissions until agents cap, plus per-transaction and annual fees, plus its mortgage and title businesses.
What it costs
The standard US plan for an individual agent or team leader:
| Line | Amount |
|---|---|
| Split | 85/15 until you’ve paid $12,000 in a year, then 100% |
| CBR fee | $50 per transaction, always |
| Annual brokerage fee | $900, as $300 off each of your first three closings |
| Post-cap fee | $285 per sale ($125 per lease), $100 once you reach Elite |
| Sign-up | $249 once |
| Monthly fee | None |
Team members cap at $6,000 or $4,000, with the same per-transaction fees, plus whatever their team leader takes. At an $8,000 average commission, an agent closing eight deals pays Real about $10,900 a year (17% of gross), twenty deals about $16,750 (10.5%), forty about $21,970 (6.9%).

How the technology works
reZEN is the back office: transactions, documents, broker review, commission disbursement, cap tracking, check deposit, broker messaging. You can’t opt out of it and you wouldn’t want to.
Leo is Real’s AI. Leo Basic inside reZEN is free and answers questions about your business. Leo Pro, launched October 20, 2026, is a paid assistant that drafts, follows up and books in your name, with every send, signature or money movement waiting for your approval. It’s $19.99 a month with 20,000 tokens included; extra tokens are $10 per 10,000.
Real Signature is a built-in e-signature tool with templates. Real Wallet is a business checking account (through Thread Bank) that commission settles into, with tax set-aside accounts, a rewards program and a pre-approved line of funding. Since September 1, 2026, you need a Real Wallet business account to receive revenue share.

How stock works
Six programs, all paid in restricted stock units that you forfeit if you leave before they vest:
- Stock purchase plan. Optional. 5% of your commission (10% after cap) buys Real stock at market. Vests in one year.
- Purchase plan bonus. 10% extra shares before cap, 15% after. One year.
- Capping award. A fixed share count when you pay your full cap. Three years. Real’s main stock page dropped the count on November 6, 2026 and now says the award is “subject to change.”
- Elite Production Award. $12,000 in stock when you’ve paid your cap plus $6,000 in post-cap fees (or closed $500,000 GCI with ten $1M+ sales). Three years. Also cuts your post-cap fee to $100.
- Elite Cultural Award. Up to $8,000 more for teaching in Real Academy, hosting approved events or leading a division. Three years.
- Attracting shares. A fixed share count when an agent you sponsored closes a first sale of $2,000+ GCI. Three years.

How revenue share works
When an agent you sponsored closes a sale, they pay Real 15% as usual, and Real pays you a share of its 15%. Five tiers, 5% of the sponsored agent’s GCI at Tier 1 down to 1% at Tier 5, capped at $4,000 per Tier 1 agent per year. Tiers 2 to 5 unlock by sponsoring producing agents (5, 15, 20, 25), by your own production (cap for Tier 3, Elite for Tier 5), or by network size.
The rules that matter: you must pay $450 in splits every rolling six months to receive it; there’s a $175 annual fee and 1.2% per payment; it ends if you leave Real for any reason; and Real Retirement, which lets you stop producing and keep collecting, needs five full consecutive years and a license that stays with Real.
I don’t project what it pays. Nobody honestly can. Longer version: Revenue share, explained from the published rules. And the question everyone asks: Is Real an MLM?
Revenue share ceilings by tier
The most Real will pay per sponsored agent in a year, on a $12,000-cap agent. Tiers 2 to 5 must be unlocked.
Show the numbers
| Tier | Share of their gross commission | Maximum per agent per year |
|---|---|---|
| Tier 1 | 5% | $4,000 |
| Tier 2 | 4% | $3,200 |
| Tier 3 | 3% | $2,400 |
| Tier 4 | 2% | $1,600 |
| Tier 5 | 1% | $800 |
What Real Originate is
Real’s mortgage company, One Real Mortgage, lets selected full-time Real agents become part-time W-2 loan officers. You get your own mortgage loan originator license through the NMLS, One Real Mortgage sponsors it, and you’re paired with an internal loan officer who runs the file. You bring the client and help with the application; they process and close. You’re paid “permitted loan origination compensation” under a compensation agreement.
Real’s published page gives the structure and the requirements. It doesn’t publish the pay rate or the referral tiers you may have seen quoted elsewhere, so neither do I. Longer version: Real Originate, what’s published and what isn’t.
Teams and brokerages
Team leaders set their members’ caps, splits and fees inside reZEN. Independent brokerages can join through Private Label and keep their own brand while running on Real’s platform, where state rules allow. If you’re joining a team, the team’s agreement is a second contract on top of Real’s and usually matters more.
Training and community
Real Academy is the training library, with live classes and recorded sessions. Real’s Elite agents are paid in stock to teach there, which is the mechanism behind most of the masterclasses. There are also recognized divisions (Luxury, Military) and an internal community platform. What there isn’t is an office or a mandatory meeting; the community is what you go and find.
Who Real is wrong for
An agent who needs an office and colleagues in the room. A low-volume agent at a higher-split, no-fee brokerage, where $900 a year plus 15% can cost more. Anyone whose clients hire the brand rather than the agent, in a market where Real’s name is still new. And anyone joining for revenue share with a plan to stop selling, which the rules don’t allow for at least five years and the leaving rule never allows.

Questions people ask me
Is Real a franchise? No. One company, one fee schedule, state brokers employed by Real. RE/MAX, which Real now owns, is a franchise system and runs separately.
Is there a monthly fee? No.
Can I keep my brand? Individual agents market under their own name with Real’s disclosure. Brokerages can keep their brand through Private Label where the state allows.
How is Real different from eXp? Side by side here, from both companies’ pages.
What’s the catch? The fee schedule changed twice this year, the stock awards are “subject to change,” support is a queue, and revenue share ends the day you leave. All of it’s in the sections above, with sources.
What happens on the call? Thirty minutes, your numbers next to Real’s, the tools, the AI, and the programs above with the published terms. If the answer is stay where you are, that’s what I’ll tell you. Book it here.
